Our Tenant Services

Application Process

Once you have selected a property, we require the 1st months rent to be paid to the bank account as stipulated by Thompson Lettings in order to secure the property and remove from the market. The 1st month rent is non refundable should you wish not to proceed (subject to contract and satisfactory references).  However this does not in anyway form a contract or any obligation upon us or the Landlord.

In order to successfully complete your application and prior to any tenancy commencing, we will require the following:

Current employer reference

Previous landlord reference

Completed credit check form which is supplied with the application * Charge applies

Copies of photographic ID which could be a passport or driving licence

Copy of registration card

Copies of a current utility bill which should be less than 3 months old

Deposit made payable to the landlord either by cheque or bank transfer

We require applicable documents to be provided. Any detrimental or false credit information may adversely affect your application.

The property will continue to be marketed and viewed, and Thompson Lettings will not complete any lease agreement or paperwork until the first month rent is received.

Cleared deposit funds must be received prior to the commencement of the tenancy.

No keys will be handed over until the full process is complete and all payments have been made. 

Unfortunately we cannot accept card payments.

Moving In

A schedule of condition report and a pre-tenancy check will be carried out.

You must notify the relevant gas, electricity, water, internet and phone companies that you will be taking over the accounts in advance of the start date of the tenancy. You will be responsible for paying these accounts for the duration of the tenancy unless otherwise stated in your tenancy agreement.

Tenants are required to take out appropriate contents insurance. Insurance must be in place as soon as the tenancy commences.

Rent Payments

Your rent in cleared funds should reach the specified account on the anniversary of the commencement of the tenancy agreement.  So if your tenancy begins on the 14th of the month, then your rent will be due on the 14th of every month (unless otherwise stated in your lease agreement).

Rent payments must made by standing order, and it is the tenants responsibility to instruct your bank to make these payments.

Please note: Notification of late payment of rent is charged at £25.


If the Landlord has given permission for pets to be kept at a property, then this will be added to the lease. Please note a larger deposit may be asked for by the Landlord.
