Finding Your Perfect Tenant

Getting Started

The process starts with an initial valuation and a discussion on how we can best help you.

Marketing

Energetic marketing through our local office and digital channels including our website, property portals, social media and email databases.

Viewings

All viewings with prospective tenants are accompanied by an experienced member of our Lettings team.

Tenants

Once we have found a prospective tenant, we will collect references and carry out credit checks. Once all paperwork is satisfactory, we will prepare the Lease Agreement (if required) and prepare a detailed Condition Report.

Our fee for this service is 7.5% + GST of the annual rent, which is deducted as a one-off fee from the first months rent.

Platinum Service - Letting & Management

Letting & Managing Your Property

Deposit & Payments

We’ll collect rent from your tenant(s) with funds transferred into your account each month. We’ll also handle the deposit and lodge this with My Deposits Jersey on your behalf.

Property Repairs

Arrange and oversee repair and maintenance jobs at your property, ensuring contractors have the necessary access and information to fulfil work correctly.

Tenancy Renewals

Automatic re-marketing at least two months before the existing tenant leaves to ensure your property is less-likely to be untenanted for a period of time.

Vacating

At the end of the tenancy, we will carry out a full exit inspection which will include an Exit Report to ensure your property has been left in a good condition, no damage has been caused and that it has been professionally cleaned.

Our fee for this service is 7.5% + GST per month, which is deducted from rent each month and the balance paid direct to your account. We also deduct any bills for necessary works during that month and pay on your behalf.

Our Tenant Services

Once you have selected a property, we require the 1st months rent to be paid to the bank account as stipulated by Thompson Lettings in order to secure the property and remove from the market. The 1st month rent is non refundable should you wish not to proceed (subject to contract and satisfactory references). However this does not in anyway form a contract or any obligation upon us or the Landlord.

In order to successfully complete your application and prior to any tenancy commencing, we will require the following:

• Current employer reference
• Previous landlord reference
• Completed credit check form which is supplied with the application * Charge applies
• Copies of photographic ID which could be a passport or driving licence
• Copy of registration card
• Copy of a current utility bill which should be dated within the last 3 months
• Deposit payment made by either cheque or bank transfer

Please ensure that all of the information provided is correct. We will be unable to proceed with your application until all paperwork is received, and the property will continue to be marketed and viewed until such time as the first month’s rent is received.

Cleared deposit funds must be received prior to the commencement of the tenancy. No keys will be handed over until the process is complete and all payments have been made.

Unfortunately we unable to accept card payments.

The information collected by Thompson Lettings will be held in accordance with the Data Protection (Jersey) Law 2005 and will be used by Thompson Lettings for the purposes of letting a property to you.
