Once you have selected a property, we require the 1st months rent which in non-refundable should you not proceed (made payable to Thompson Lettings) and enables us to hold the property for you (subject to contract and satisfactory references)
However this does not in anyway form a contract or any obligation upon us or the Landlord.
In order to successfully complete your application and prior to any tenancy commencing, we will require the following:
Last 3 month’s bank statements
Current employer reference
Previous landlord reference
Completed credit check form which is supplied with the application * A charge of £5 applicable
Copies of photographic ID which could be a passport or driving licence
Copies of a current utility bill which should be less than 3 months old
A deposit cheque made payable to the landlord (this is held by the landlord as stated within the terms of the lease)
Any detrimental or false credit information may adversely affect your application.
If the Landlord has given permission for pets to be kept at a property, then this will be added to the lease. Please note a larger deposit may be asked for by the Landlord.
Preparation of an inventory and a pre-tenancy check will be carried out.
We must have the completed tenant application form with all paperwork and money in our possession before keys are handed over.
You must notify the relevant gas, electricity, and water companies that you will be taking over the accounts in advance of the start date of the tenancy. You will be responsible for paying these accounts for the duration of the tenancy unless otherwise stated in your tenancy agreement.
Tenants are required to take out appropriate contents insurance. Insurance must be in place as soon as the tenancy commences.
Your rent in cleared funds should reach our account on the anniversary of the commencement of the tenancy agreement. If your Tenancy begins on the 14th of the month, then your rent will be due on the 14th of every month.
Rent is paid by Standing Order Mandate
Rent will leave your account 3 days before it is due to enable it to reach our account on the due date.
Standing Orders are your instructions to your bank to pay Thompson Lettings.
Only one Standing Order is acceptable for payment of rent; we cannot accept split payments.
Please note: Notification of late payment of rent is charged at £25.
